TurnOver LA vs. Maid VIP: Move-Out Cleaning Compared (2026)

TurnOver LA is the better value for an empty apartment; Maid VIP is built for houses, estates, and high-value rentals. Here is the side-by-side, scored honestly, including the three things they do better.

The Short Answer

For an empty studio, one-bedroom, or two-bedroom apartment in reasonable condition in Los Angeles, TurnOver LA is the better value: posted flat prices from $225, a 12-point photo report, and a 48-hour turnaround, built for property managers and tenants. For a house, a larger condo, a high-value rental, or a home with natural stone, custom cabinetry, pets, or gated access, Maid VIP is the better fit: a wider, written scope that includes every cabinet interior, a vetted professional whose insurance is verified before the visit, a flat quote, and a re-clean policy — at roughly twice the apartment price. The two are not really competing for the same job, and this page is written to help you decide which job you have.

If You Are Turning Over an Apartment

Book TurnOver LA, or a service like it. A posted $335 for a two-bedroom with a photo report is exactly what a deposit dispute needs, and Maid VIP’s $550–$650 for the same unit buys scope that an empty apartment in average condition does not require. We say the same thing on our move-out cost guide: our floor is $450 because the scope is the same for every home, and that scope is what a house needs.

If You Are Turning Over a House

A three-bedroom house with two or three bathrooms, kitchen cabinets full of shelf paper, closets with built-ins, and a landlord or buyer who inspects with a list is a different job. Maid VIP’s deposit-ready scope covers every cabinet and drawer interior, closets and shelving, and the appliance interiors, and it is quoted flat against a written checklist before the visit — $650–$1,000 for a typical three-bedroom, more with additional bathrooms. The professional’s insurance is verified before they arrive, the agency’s own coverage and bond are published, and the same person can come back for the move-in clean. Whichever you choose, photograph the empty home the day you return the keys; under Civil Code §1950.5 that record settles most deductions.

What TurnOver LA Does Better

Three things, plainly. Their prices are posted as packages, so a tenant knows the number before contacting anyone; ours are published as tiers and confirmed as a flat quote, which is a step more. Their photo report is standard; ours is by request. And they are built for speed in central Los Angeles — 48 hours, online — where we quote and schedule by hand. If those three things are what your move needs, they are the right call.

Verdict

Empty apartment, normal condition, deposit on the line: TurnOver LA. House, estate, high-value rental, fine finishes, or a property outside central LA: Maid VIP. If you are between the two — a large two-bedroom condo, say — price both and choose on scope, because the scope is where the difference is.

Coordinator, Charm, was a delight to speak with. Jazz was the cleaner who showed up at my godfather’s place for the job. Discounts were offered along with recurring scheduling.
