Standard-clean prices are published per piece: armchairs from $75, loveseats from $110, sofas from $150, sectionals from $40 per seat, outdoor cushions from $15 small and $28 large, area rugs from $3 per square foot, with a $150 visit minimum. Restoration work — natural fibers, mildew, pet urine, cream fabric that has lived outside — is quoted from photos and typically runs 2–3× standard. How do I know which tier my job is?

You will be told before booking. Send photos with your inquiry; the professional confirms standard or restoration from those, and confirms again at the door before starting. The price on the phone matches the page unless the piece turns out to be a restoration job on inspection — and then you get the number before any work begins.

What method is used on upholstery?

It depends on the fabric tag and a spot test. Synthetic and most blended fabrics get hot-water extraction, the same method used on carpet. Wool, linen, silk, velvet, and anything marked S or S/W on the care label get low-moisture or solvent-based cleaning. The professional decides at the piece, not over the phone.

Can you clean outdoor cushions and patio furniture?

Yes. Sunbrella and solution-dyed acrylic cushions clean well in place and are priced per cushion by size. Coastal homes see more salt film, sunscreen, and mildew than inland ones, so cushions that have sat out a full season are often restoration-tier; photos settle that before the visit.

Do you clean area rugs on site or take them away?

How long does furniture take to dry?
