Cost Guide · Upholstery & Rugs
How Much Does Upholstery Cleaning Cost?
Standard upholstery cleaning runs about $75 for an armchair, $150 for a sofa, and $15–$28 per outdoor cushion in the LA area, with a $150 visit minimum. Restoration work is a different job at 2–3× those figures. Here’s how to tell which one you have.
How Upholstery Cleaning Is Priced
Upholstery cleaning is priced per piece — a sofa, a chair, a cushion — rather than per room, with a visit minimum that covers setup and equipment. Area rugs are priced by the square foot. Two things change the number more than size does: the fabric (synthetic and blends are routine; wool, linen, silk, and velvet are slow and careful work) and the condition (a dusty sectional and a mildewed cream one are not the same job). That is why Maid VIP publishes two tiers instead of one rate.
Per-Piece Prices — Standard Clean
These are client prices for a standard clean: synthetic or blended fabric, everyday soiling, cleaned on site by a vetted, insured professional. They are the numbers you will be quoted on the phone unless the piece turns out to be restoration-tier on inspection.

Standard Clean vs. Restoration
A standard clean is one pass of hot-water extraction (or a low-moisture equivalent) with spot work, on fabric that can take it. Restoration is what a piece needs when any of these are true: natural fiber (wool, linen, silk, velvet); mildew, pet urine, or set-in stains; cream, white, or pale fabric that shows every mark; or outdoor cushions that have sat through a coastal season of sun, salt air, and sunscreen. Restoration means multiple passes, dwell time, sometimes solvent methods, and a real risk the professional is paid to carry. It typically runs 2–3× the standard price and is always quoted from photos before booking, never at the door.
The tier is decided by the professional, not the client and not the office: from photos when you inquire, and confirmed on inspection before any work starts. If it changes at the door, you get the new number before anyone touches the piece.
One Job, Two Quotes: $450 and $1,450
The clearest way to see the two tiers is a real request. A Malibu client asked for 23 cream outdoor cushions to be cleaned — eight large, fifteen small. Two vetted professionals looked at the same list. One read it as a standard clean of Sunbrella-type fabric and priced it so the client would pay about $450. The other read “cream,” “Malibu,” and “a season on the deck” as mildew and salt-film restoration and priced it so the client would pay about $1,400–$1,500.
Neither was wrong. They were pricing different jobs, and the only way to know which one the client actually had was two questions: are the cushions mildewed or stained, or mostly dusty, and is the fabric a solution-dyed acrylic or a natural fiber? Photos answered both. That is the whole reason the tier is confirmed before booking — quoting the light job to a heavy set means a rushed result, and quoting the heavy job to a light set means the client never calls back.
Send a photo of each piece and the care tag if you can find it, and we'll return a fixed upholstery cleaning quote with the tier named. Request one.
Area Rugs
Wool, synthetic, and blended area rugs are cleaned on site from $3 per square foot after a dye-stability test — an 8×10 rug runs about $240 at the standard tier. Silk, antique, and hand-knotted rugs are restoration by definition and may need off-site care; that is said up front. Wall-to-wall carpet is a separate service with its own carpet cleaning cost guide, and pet accidents on either are covered in removing pet stains and odor.
Getting a Quote
Because the tier decides the price, the most accurate quote comes from photos: each piece, the care tag, and any stains or mildew close up. Coastal homes should say so — the marine layer does things to fabric that an inland living room never sees. Published ranges like the ones above are rare locally: in our 2026 price-transparency study, only 4 of 46 established Los Angeles and Ventura County cleaning companies posted any rates at all.
