Ventura — officially San Buenaventura — grew up around the mission founded in 1782 and was incorporated in 1866. About 110,000 people live in roughly 44,000 homes, and much of the housing is older: more than four in five homes were built before 1990 and about half before 1970, with the 1960s the busiest decade. About 55% are detached single-family houses — one-story homes on lots of about 6,000 sq ft in Midtown, beach cottages in Pierpont (laid out in 1925, and the city’s only beachfront residential neighborhood), canal homes with boat docks on the Ventura Keys, and larger homes on lots of a quarter to three-quarters of an acre in the foothills.
The coast sets the rhythm. Fog and low clouds commonly hug the shoreline from mid-May to mid-July, and Santa Ana winds — strong, warm and dry — can blow from late September through March. In December 2017 those winds drove the Thomas Fire into hillside neighborhoods such as Clearpoint and Ondulando; a City of Ventura review counts 504 homes destroyed in the city, and 404 had been rebuilt by November 2025. After ashfall, a thorough deep clean is the reset for vents, sills and window tracks.
The tap water depends on the neighborhood. Ventura Water draws on Lake Casitas, the Ventura River and groundwater, and its 2025 report lists average hardness of 297 mg/L for Casitas water, 418 mg/L for river water and 637 mg/L (about 37 grains per gallon) for the groundwater serving East Ventura and Midtown — enough to spot shower glass and fixtures quickly.
