The Three Phases of Post-Construction Cleaning

Big projects aren't cleaned in a single pass. Here are the three phases, what each accomplishes, and how they sequence with the trades.

Phase 1: The Rough Clean

The rough clean happens once the major construction is done but before fixtures and finishes go in. It clears the big stuff — leftover debris, packaging, and the heaviest dust — so the finishing trades can work in a clean space. It's not about detail yet; it's about getting the site to a workable state.

Phase 2: The Final (Detail) Clean

This is the heart of post-construction cleaning. After fixtures, cabinetry, and finishes are installed, the final clean addresses every surface in detail: fine dust from tops of cabinets and doors, inside drawers and closets, window tracks and sills, fixtures and vents, grout haze, sticker residue, and floors cleaned to their material. This is what makes a space genuinely move-in ready — see what's included for the full checklist.

Phase 3: The Touch-Up

Fine construction dust keeps resettling from the air and HVAC system for days after work stops, and the final trades or the move-in itself can leave marks. A touch-up clean a short time later catches this resettled dust and any new smudges — the difference between “clean” and “flawless.” Our renovation dust guide explains why this resettling happens.

Timing With Your Contractor

Coordinate phases with your general contractor's schedule: rough clean after major work, final clean after finishes and fixtures, touch-up after the last trades and before (or just after) move-in. Not every project needs all three — a smaller remodel may only need a thorough final clean.
