Broad Beach is the row of beachfront homes along Broad Beach Road at Malibu’s western end, about 1.1 miles between Lechuza Point and the Trancas Creek lagoon. The Coastal Commission counts 122 parcels and 114 owners; about 86 of the homes predate 1972. It is not gated, and the public reaches the sand through marked accessways between the houses.
The beach has been disappearing. It was widest around 1970; from 1974 to 2009 the shoreline moved inland an average of 65 feet, a home was lost in 1998, and at high tide there is no sand in front of the 4,100-foot rock revetment the owners built in an emergency in 2010. A geologic hazard abatement district formed in 2011 won approval in 2015 to truck in 300,000 cubic yards of sand every five years, though work has been delayed.
Living this close to the surf means salt on every window, sand in every track and threshold, and damp that favors mildew in bathrooms. Water comes from Los Angeles County Waterworks District 29, at 140 to 234 mg/L of average hardness by source (2025 report), enough to spot glass and fixtures.
